Some properties are purpose-built for income restricted residents which could include everything from voucher tenants to folks paying the freight themselves but meeting specific household income limits.

If they want you to do the work deduct the cost from your purchase offer.This is BS that you should be paying their freight.

Here, your tenant doesn't get the tax benefits, but I believe you would be able to do more with your own tax and financial management of the building if you paid the full freight and got higher rent from the tenant.

I've gleaned much from those fellas and, collectively, they've redefined my investment strategy.  

However, if they wanted to justify it, I'm sure the justification is that renters cause more problems than owners; renters tend to live then shorter periods of time and there are expenses when someone moves in/out such as extra trash pick-ups, programming them into an entry system, cleaning costs as the move in/out can be messy around the building, light damage to the building, scheduling of the freight elevator, cost of providing additional notices as now the tenant and owner need to receive copies, etc.

Redefine your goal. $5,000 is so far away from $10,000.

Anyway cap rtes are thrown on here frequently and the way theya re defined on here befuddles me as I am used to the Walgreens / Targets of the world and ( typically A+ tenants in the 5 range A Multi family will get you high 6's low 7's in various markets ) cap rates determine value  eg...

With their Prime Freight Hub being at the Cincinnati/Northern Kentucky Airport I see the potential for HQ2 to be increasingly favoring Columbus or Indianapolis.
