(We also have a propane fire table outside which sadly, has seen questionable choices to roast marshmallows which probably burned and smoked on the glass beads, etc.)You may not have this @Collin Hays where your cabin is, but one nice thing about the propane outside (not your question, I know) is that depending on the county fire restrictions (which we get when the fire danger is high), our guests have still been able to use both the grill and the fire table since they're contained and propane-fueled, which is not the case for charcoal or real wood.Who doesn't love a real fire- true.

I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. but I don’t want to reinvent the wheel!

Here are a few more:- preventative maintenance access clause as well which allows me to enter unit with "reasonable notice (24 hours)" to conduct inspection and catch leaks- pets to cover liability / damages whenever tenant decides to get a pet :) (ask me how I know)- Tenant responsibility of trash and recycling- No Baby wipes (or anything that can disrupt water flow / clogged drains) in toilets - No smoking

The few that were more than 10% above market average once corrected began to perform a lot better.Likely you will find no smoking gun to support your conclusion, and it is unfortunate Airbnb makes changes in the shadows and has a constantly evolving business plan (and algorithm).
