(Avery's book is the first one I read and one that motivated me to get into real estate)  I encourage you to check them out. 

A lot of landlords have an under $100 clause, but I think that encourages tenants to let small things fester until they are large things.

Week of October 20, 2025Even with the government shutdown delaying some reports, this week’s inflation and housing data brought some encouraging news!

I encourage you to get familiar with criteria like Financing, Property Class, Location, Purchase Price, Rehab Costs, and Risk Target (to name a few).From my own experience, I learned to be flexible with expectations and timeline.

Understanding that the immediate DC market is exceptionally expensive, I'd encourage you to pick a market within 1-2 hours rather than one thousands of miles away.
