If I had to speculate, I would say they are facing some serious liquidity issues.

I have this week's Bigger Pockets episode ringing in my ears, where  Dave says "in this market environment, you gotta have positive cash flow...I'd rather all of you protect yourself against downside risk than buy a deal based on speculation...it's got to have at least break-even cash flow."

But that is speculation based on my reports. 

The crash in prices is due to speculators (I wouldn't call them investors) getting stuck with houses and especially condos that they can no longer rent out at 4 people to a room at $1,000/head.That makes perfect sense and totally follows econ 101.

It just means your first deal should be boring, predictable, and well-underwritten — not speculative.🧭 2.

I am speculating but I am curious if telling investors to wait a few years is to hope to avoid any investors from filing a lawsuit?

Appreciation, tax benefits, and amortization are nice to include, but they’re more speculative or long-term.
