Is cash payment helps rather than DSCR or conventional load which takes more weeks to close than cash transaction which closes in one week time.To buy new SFH i do not want to deal with HOA rules, restrictionsTo buy new townhome i do not want to deal with HOA rules, restrictions and neighbor noise and smell etc. issues.Also townhomes if I have roof issue need to coordinate with neighbors and HOA which might be challenge.I heard in case if i cannot rent in 3 months I loose rental permit in lot of new townhome, sfh communities which is other big risk I see.Also new SFH, and new townhomes mostly accepting FHA loans rate cases conventional loans and much more rate cases accepting DSCR loansi see new townhomes, sfh homes getting rented around 2000$ and these 1980 and 1990 built town homes renting around 1400$.Also near by apartments offering 3 months free rent with amenities like swimming pool, club house, zym etc also impacting renting old rental homes built like 1980.Please advise
