Thinking of doing this as a “reset”, and then going forward in 2026, start doing some of the things (financially) I should have been doing.I want to max out Roth IRAs for my wife and I, contribute to 529s for the kids, and if there is excess money beyond that, go the brokerage route.

Let me reset the frame a bit because several assumptions in this thread are coming from a rental lens, and that isnot the context of my post.I’m not talking about being a landlord in C and D class rental neighborhoods.I’m not talking about Section 8.I’m not talking about $30K war zone houses where tradesmen refuse to show up.If that were my model, I would agree with almost everything that’s been said.My point was much narrower:Price point alone does not create the risk.Misaligned strategy does.A $50K house run as a rental is a completely different business model than a $50K house sold on terms to an owner occupant.
