Account ClosedI have a friend who has tried this in NYC of all places and in the East Village (a very popular area), Problem has been it does work sometimes and other times he has had trouble filling up.

I would suggest that look better for a place in North Beach or North Bay Village.

Such as; Fairmount, Brewerytown, Northern Liberties, Olde Kensington, Queen Village, Point Breeze, Schuyhkill, University City.

I’m referencing areas like East English Village where sales gage been touching $300,000 after amazing rehabs and they words purchased for 30k.

I think they were asking $499k or $599k .. i was a bit interested in it when i drove by but got doing other things instead of trying to put together a plan to fund it or find a partner or partners .. but not only reading you post but i found out just the other day that there is major , major construction being planned soon within the next two years .. a whole village is being built pretty close to the property .. plus there are two big corporations moving to the same area thats going to bring a additional 3500 decent paying jobs ..$35-75k a year type of jobs .. they are also building a pipeline through the same city right now .. so that property just came very desirable i would think .. i might just drive by it again tomorrow its only about 10-12 miles from me ...I can get the number and call the owner , then put together a business plan and try to crowdfund it or find a partner or two .. maybe market it to a mobile home builder ..try to  work out a kind of partnership to have afew model homes there so they can use it as a sales center .. get a great discount on their homes in return .. then do what one if you suggested .. rent out the lots .. if it is almost ready to move homes in right away then that would be money coming in each month .. i think monthly lot rents would be around $350-$550 i m guessing again .. i know the lots were a bit bigger than most parks and just to have a 5th wheel on a pad around here is $250-275 out of season and $350-550 in season .. depending on parks amenities.. thats one thing that was not discussed in your post .. club house ?

The neighborhoods that I consider to be the most up and coming, or have potential to become up and coming, where you can find multi-families for under 200K are Little Village, McKinley Park, Brighton Park.  

I live on the north side of the lake in Incline Village and there are some of the easiest to navigate. 

I'm looking at purchasing a condo in a ski town/village to use as an STR and am curious what locations others have had success in. 

so he is really fubared either way on that score. undisclosed principal in a real estate transaction is a no no as well.Joe,, Indy is like any other big mid western rust belt city.. it has its great areas with 500 to multi million dollar homes its regentrifying areas were two chicks and a hammer work.. and we do as well.. then you have solid B class vinyl village 10 year to 20 year old stocksame thing applies here U buy D class hood properties your in trouble unless your a local hands on landlord.Morris advertises and markets D class as solid easy to manage just grateful for a place to live type properties.. he is just a bozo who has no real clue as to what he is talking about in the real estate space.. that's the bottom line.. and to think all these people think he is a genius investor LOLas I like to do I can compare this to aviation u tubes.. there is this pilot in CA.. that was doing  U tubes flying from Auburn CA ( above Sacramento) to Oakland a lot.. he likes to video his instrument approach's etc.. problem is he bust just about all the minimums and one time he landed in Oakland with virtually zero zero and was bragging about it.. on an ILS unless your cat 111 approach if you do not have the runway in sight at 200 feet AGL  which no way he did you could see it on his utube  your to do a go around.. yet he just landed with about 20 feet of vis. problem is you have others who are not pilots or beginners just thinking he is the ace of the base..
