Some guys can figure out how to do one or two good deals and some guys and gals were just born to horse trade. 

although their loan packages can choke a horse..  

I was going to comment, with that last, unfinished sentence, that there is a beautiful McMansion, not too far from us (in very expensive "horse" farm country on the road we take to get up to Annapolis) that has been sitting vacant, with a for sale sign out front, ever since it was built over 10 years ago!

what do you think a property like this would go for fixed up with nice looking horse fence and small red and white run in shelter?

I also wouldn't worry too much about  having some 'dead' equity right now either - that might actually be the breathing room needed later.And tof beat the dead horse some more: your expenses now are pretty much zero, which is what we would all expect.

I think you’re putting the cart before the horse.

But looking back, I would have made a lot more money upfront (obviously) if i had flipped these deals with a fraction of the headaches and of course, no ongoing horse-poop too deal with.

More than a hundred years ago we started replacing horse pulled cars with electric cars.
