I always wanted to do a tiny home village on the beach with shared amenities like a pool, but could not make the numbers work.Not sure as a traveler I would stay in one or not, but I am sure there is a market for it.

Full disclosure there are complete throw-away blocks in that area, but you can find a deal if you look pretty easily.Midtown, Virginia Park, North End, West Village, East English Village, Woodbridge, MAYBE Islandview, Corktown, Bagley, are all very profitable and the values are increasing like crazy every month.

Some neighborhoods in that area are fully gentrified (German Village), some are strongly in process/nearly fully there (Merion Village), and some are on the cusp and are currently a mix of flips/rentals and more dilapidated properties (South Side).

In Boston, undergraduates aren't a protected class, so you tend to have a lot of associations in the Fenway, South End, Back Bay, and Bay Village neighborhoods with restrictions.
