A lot of these answers sound unrealistic.

.- Most operators I speak with who have not worked with outside capital providers have unrealistic expectations with regards to the compensation of outside capital raisers (i.e. they want it for free or next to free).

Unless you will be one of the client's top client, much of what you said is unrealistic. 

I’d managed the properties myself, and the prospect of trying to do that while living out of state seemed unrealistic. 

If you are upfront with the property owner and do a walkthrough of the property before signing a management contract with them you can avoid unrealistic expectations.

As I clearly stated, it's not only logistically unrealistic but IMMENSLY socially destructive because the measures and actions required to do a round-up and deportation of 10 MILLION people, a number greater than 98% of American cities entire populations, would in fact look exact like a Gestapo Nazi America. 

They start to have bizarre attitudes and unrealistic tenant expectations.There's this strong general belief here on Bigger Pockets that "a good property manager" will solve every problem you have and "your time is too valuable" to spend managing apartments and working with tenants.

It is not unrealistic to buy at 50% of value that you can sell it for on financing.

More importantly, I always discuss presenting unrealistic "offers" with my sellers.

So just make sure you do a sanity check with comps so you know you're not overpaying based on unrealistic underwriting.
