The entire electrical system had also been recently (& very professionally) upgraded to 200 amp, complete with a new NG Generator.The exposed ceilings in the upper floors showed sold steel angled reinforcing of the rafters given the unusual flat roof configuration & our snow loads.

Very professional and friendly.I plan on doing a series of Blog posts about how I acquired this property, how I am going through an improvement plan, and what the final outcome is.A teaser for you: - Conversions of four units into 3/2 from their current 2/2 configuration- Potentially adding solar panels.- Improving the property management of the complex.- Increasing income and decreasing expenses.I figure this to be a two year turnaround project after which time I will refinance or use the equity to help purchase another turnaround project.

@Alan Grobmeier, they appear to be permitted, the public records indicate ' 3 dwelling units' on a 3-4 unit zoned loti also happened to find another almost identical property that has the same configuration, just 4 individual houses, public records also only show the 'primary residential structure' with its respective sqft, not all four, BUT the MLS data on that one accounts for the total sqft, and prices it more accurately.. so lets make this a hypothetical question -IF it is permitted, would that not be worth more?
