I found a good like new washer on Craigslist, out of a newly bought house (new owner wanted something different) but for most appliances, when accounting for delivery, the price savings for the used product wasn't low enough to make it worth it.

To quote the agent and his brokerage attorney - they suggested using an attorney to draft the following - "Short addendum to cover things like a (i) pre- and post-closing indemnity, (ii) seller representations and warranties, (iii) an assignment and assumption of leases, (iv) establishing a duty to collect past due rents, (v) Seller’s delivery of a “rent roll” and update of same on or at closing, etc., could all be included in a short addendum."

And this would be a unit that for example the mail delivery person in the CBS segment would probably be able to afford and would work well for her.Similar story at my triplex,  which I recently learned due to zoning changes there I could theoretically build 3 more units while preserving the existing structure, enough parking for one space per unit, and actually INCREASING green space on the lot.
