I think for now @Jonathan Pflueger is right that I should kill them with kindness, but behind the scenes I'll work towards pulling myself out of the PM responsibility to keep my sanity and keep my eye on the ball. 

Your logic makes no business scenes what so ever.

At 1,995 a unit I'd have an open house with so many people it would look like a crime scene.  

I don't know the scene up there too well but the Southern Maine REIA is in the Portland area so that would be something to check out.

It was in Sunset Magazine as one of the top 5 mountain towns in the West, and there is an emerging tech scene in the area.

You should set a criteria you tell people and have some back of scene criteria you may not share upfront. 

(which fell through, but i'm going to improve my net worth anyway - just thru a different vehicle(s)) i'm still bummed they weren't able to buy it - i've done 2 other rent-to-own deals.i'm working to find another house for them to move into - they've decided they like the sfr vs the apartment scene (esp. right now). i have 15 on my handyman's list to walkthrough for me. i have more possibilities coming in almost daily. i know i will find more deals - they just might not be in time to get these tenants into something else of mine. i have proven, though, that i can find great tenants for my properties.

I know this is not a humorous situation for you, but your descriptions setting the "scene" provides a needed laugh :-) during Covid.

There are a couple people here that can help you out, but most will not understand the CA real estate scene nor how to invest this quantity of money..... ( altho they think they do and will try to help you spend yours)
