Things that require security like this add financial risk because construction is like herding cats, And can be filled with time delays that mount up .This is something a more experienced operator might have known to look for, but still read and notate every contract before signing.Good Luck!

If you mount the new beam below the ceiling $1500 material labor...if you put it up into the floor joists above $2500-3000 (meaning so you can't see the new beam once the ceiling on the drywall is repaired)  Figure another $65-70 per sheet of drywall needed for repairs.

I replaced a broken railing mount for the interior stairs because a guest noticed it was cracked.The bottom line is to setup processes for yourself (or handy person/inspector) to go over your rentals a couple of times a year.

@David Mount I don't have any experiences with turn key, but I do see the offerings.I've seen 1.5% but they are all in "c- or D areas.I have not seen any turn key properties in B areas, you can get 1.5% if you do the rehab yourself.I feel like those type of deals are kept in house.

In that case I would purchase four window style air conditioner/heaters to mount into two of the windows per unit.That means each apartment will have two units they can control and this will be more than enough to heat and cool 1000 sf or less providing you purchase them to accomadate the correct square footage.The pros and cons of going this route:Pros:Cost.
