But my counter point to this is investors dont buy these properties to just let them go to pot.. they buy them not understanding how the areas truely are the depth of the vandalism and crime.. and after getting their stuff stolen a few times or their house destroyed they give up.. who can blame them.

While we do have very high crime areas (and sadly news stories about them) our great city is a melting pot of people and opportunity with pockets of very nice mixed into areas that are not so nice.

Its actually not quite as easy to estimate what the increase in commission amount or net is, because it sounds like you arnt totally sure what the sales price would look like.This agent however, I give kudos to, because hes locating an off market property his clients love.Theres no sure answer here.
