I'd look in areas such as The Village, Midwest city,  and Del City near Tinker Air Force base, and some areas near downtown.

Account Closed --  I see that you're a commercial broker, so I'm assuming that you're not going to be surprised at anything I mention next: You've asked for help on U&O, but you've said nothing about market rents for any asset class, the trending ebb and flow of any asset classes in this area,  demographics, highest & best use,  what services are needed in the area, access to main highways, access to downtown/village/commercial areas, nearby services already present, or the ease or difficulty in re-zoning/ changing that property's use in this particular jurisdiction, zone, or overlay.We really can't help you much without any of that info.

These two areas (Roscoe Village and Englewood) are less than 15 miles apart, but are vastly different.

Been in this business for 16 years and the lower end take a lot more time and energy.( patience ) With all that being said If I was out of state I would check out these areas. 28215 own rentals here 28134 own rental's here 28273 sold turn key properties here 28252 sold turn key properties hereAreas I choose to stay away from. 28208 I own rentals here , and sold rental here 28214 own rental here 28216 50/50 What I look at is when an area turns mostly rentals ( vinyl villages ) in the long run the area will not climb in appreciation.
