We inspect the properties to find unauthorized pets, look for pet damages, pest control issues (fleas,) and problematic yards (feces or digging,) so we keep a portion of this as well.

View, fairview you are seeing anywhere from 800 for a 2 bed ( a very run down roach infested 2 bed) to 1250 at the higher end for nice clean places.

The place was infested with bugs, which I treated for several months. 

It didn’t reveal prior infestation damage because some areas were inaccessible due to the owner’s belongings.

Make sure to factor in 5-10% vacancy, taxes, insurance, mortgage, repairs & maintenance, lawn care, pest control, management fees, utility costs (goes in your name when vacant), turnover costs, and capex reserves. 

If you don't have an agent, for lack of a better term, be a pest and make sure they get those issues taken care of and show them the full formal inspection done, its a NEW house for crying out loud!!

The tenant defended on "Check for partial rent not received" (which I sent by certified mail and they never picked up, so I got back) and some pest issues (which I have proof of getting pest control done a few months back )Also, the tenant never notified me for any of these in written way, Also, very sarcastic, rebuked several people on property including not paying rent on time.Are there tactics that tenants employ in such situations or get a state sponsored (no cost to them) type of attorneys to stall the process or draw it out?

AI will first replace basic jobs.Think of ordering a t-shirt etc.Those with ultra high net worth will want to pay for service as they have no time to do it themselves.So even fast forward 10 years from now those with lots of wealth even if they made it on youtube will most times be smart enough to know they need an expert to help them grow the money in other asset types or industries they are interested in.So the major masses will adopt AI and the consumers on the budget will use it.As an example someone pinching pennies will use a budget pest control service.

I can't tell you how many random contacts I have in my phone that just say "Handyman (City)", "HVAC (City)", "Pest Control (City)", etc.
