You gave Joe 3 months and he didn't sell you a home, that's on him.(2) As addendum to #1, I'd say it's fair/reasonable to buy with Realtor Fred, not Jane or Joe, even if you've never viewed a house with Realtor Fred, if and only if Realtor Fred in the meantime finds you some screaming deal that Jane or Joe wouldn't have had access to because it's not on the MLS, or any websites, and it's from Realtor Fred's personal connections / network / marketing / whatever.
