For instance we’ve got a bees nest and I’ve already arranged for pest control to come in less than 4 days and notified the tenant about this and still they call/text 12 more times to bring the issue to me.

No pet food left outdoors.No bird food or bird feeders.Call a pest control company but these are main suggestion..Any garage the cars could be stored inside might help.This can also be a huge issue inside homes, the mice get in and eat the insulation on the electrical.. we had a fire in our neighborhood.. cause mice ate wires, was a newly rehabbed house on the river 459K and burnt the day before closing.. insurance covered the rehab costs. 

I have a replacement fridge and a pest control person lined up.

So, what happens is, all of a sudden you're getting a bunch of maintenance calls about pests or mold or whatever. 

I'm up there in years now and I've seen fads come and go, and have dealt with different landscape issues and pests and dust flingers and accent walls, and many different types of decor and colors that all went out of style almost as quickly as the stainless steel appliances and gray walls went up....oh, I meant avocado green, no wait, I meant gray and stainless steel are the new avocado green....Anyway, if you want to go with timeless and save money in the long run, you can't go wrong with white and clean, in my opinion.
