If you are doing performing loans, depending on your budget I would also consider private lending - you typically will find borrowers with higher credit scores when doing private lending (if you do it right).You can also do non performing loans (Which is what we do), but those are a completely different animal to performing.

Again, a person would have to majorly adjust for their local market, and some adjustments would almost create a total different animal. there was a guy on BP who was selling the same thing in San Antionio 10 years ago.. buying in those price points doing nothing to them selling them to non english speakers for 2X 3X on terms.. then what they were trying to do is get out of state investors to buy the seller carry back notes. super high risk and you dont hear from them anymore. but it was a pretty frothy back and forth as I pointed out some of the weakness's that most anyone with any experince could deduce.

Sometimes, small things like a fresh coat of paint, better photos, or adding a few safety upgrades can make a property stand out, even in a tougher neighborhood.Also, if you have not already, it could be helpful to post your unit on local Facebook housing groups or sites that are more Section 8-focused to get better visibility.If, after trying those things, the property is still sitting, it might be worth reevaluating the numbers and seeing if selling is the better path for now.
