So while I wouldn’t be banking on a fast turnaround inside the city limits, I see this as a window to buy at a discount in anticipation of future demand returning.The contrarian play here isn’t to bet on a quick flip — it’s to quietly accumulate quality properties in a market with high rental demand, improving fundamentals, and negative sentiment.I am not suggesting that people rush out and buy up lots of property at market rates, I am just trying to say that long term investors should be making offers based on the negative sentiment and a pessimistic outlook.

I think there is something to what you say but not its not that black and white.I would rather run 100 POH in a Class A or B in a hot market than 100 TOH in a Class C or D in the middle of nowhere in terms of management.But I would rather run 100 TOH in a Class A or B in a desirable area, because thats what people are talking about when they say the management and vacancy is extremely low.

I'd also look at the asset and more at Class A to B properties, and be cautious of Class C (I will never buy a Class C or D property again).
