Anyone with experience in SubTo dispo strategy willing to share some advice or hop on a quick call? 

The money followed the mission.Another big one: Don’t try to learn every strategy at once.Pick one lane (creative finance, BRRRR, flips, house hacking, etc.) and get consistent reps.

If someone is just getting started in fix-and-flip, what’s your best advice for securing their first funding source?
Would you recommend starting with a smaller deal, partnering up, or applying for hard money?

Can you tell me what risks you see in this strategy? 

I see many clients bake in a flip pr BRRR then decide when the rehab is done.

For your first property in Kansas City, focus on a simple, low-risk strategy—look for cash-flowing single-family or small multifamily homes that need minor cosmetic work rather than major rehabs.

I closed a brrr in late 2023 and yeah with the high rates it’s skinny from a cash flow standpoint positive but barely did make nice equity. 2021 brrr I did worked amazing though, lower rates help a ton.
