I’ve got a question for those of you that flip without rolling up your own sleeves, but dirst a little backgrou d.

Dear folks,Other than realtor.com and sleeve or pocket listings (or your own realtor) which site (s) do you go to multi family searches in Canada?

Will roll up his sleeves and can run circles around most GCs and I put all my reputation on that. 

My wife and I own mostly SFH rentals around DSM with a couple in Ankeny.The market's a lot more competitive right now so even for the value-add 'roll up your sleeves' stuff right now, there's not a ton out there at a good bargain. 

I just started renting it out in May, so not really in a place yet to up the rent (had family in there for a while).I have a few plans up my sleeve after reading all the recommendations.

It would be ridiculous in my opinion to demand one on a property that I didn't bring to the buyer.That being said, I am doing my own form of off market farming, but more of a targeted-area traditional MLS listing AND/OR potential off-market deal, depending on condition as I am completely mentally exhausted and done with my service business that currently pays my bills (and wastes my time :) ) and have a burning desire to replace its income with RE commission ASAP so I can roll up my sleeves and start building a RE empire full time. 

There is a sleeve you get for the units that go through the wall.
