Mostly stuff from Wayfair- it looks great, quality is decent, but I think it's great for what you pay. 

Buyers are reassessing quality, materials, and long-term durability.

Also my property is like 1 mile from a landfill which raises my concern for well quality but the area is like B to B+ I would say with many duplexes on wells in a country like setting.

As well as creating ongoing vendor relationships to help with their businesses/multiple sources of income.I value family, following ethics & prudent principles, morals, honesty, quality work, as well as dedicated commitment to purpose & mission.

The next things I’d dig into are tenant quality, age of major systems, and whether there’s any upside (light value-add, rent bumps, etc.)

I had my fair share of bad hires, here is a list of things I have experienced:- did not show up for job, only shows up occasionally, way behind schedule- horrible quality, had to rip everything out again- left job a mess, did not clean up- constantly complaining about or asking for more money, extra charges- excuses, sob stories, personal drama- ghosting, especially after getting paid, poor communication

The folks I know who do it successfully all fit into these categories: Class A/B properties in great locations with high tenant demand and quality tenant base.Owner used to live in the area, or in the property, or has close relatives or friends nearby/ personal connections and familiarity to the area.Owner is well capitalized/ can absorb negative cashflow indefinitely.Without the above, the risk increases substantially. 

If you think the area has potential, I’d lower the rent so you can find good quality tenants.

Networking events are OK too as long as you choose the right ones and/or focus on making quality connections.Referrals and past clients are a big part of my business but I can't say I rely on it.
