Step #1 @Marcus Auerbach touched on; it's NOT about rushing out to find an "investment", it's getting yourself trained RIGHT to be competent to manage your investing actions.

I joined because I needed the flexibility to get training and support outside of my day job - and didn't want to pay desk or franchise fees for an office I'd hardly step foot in.  

Others can do 90/100 or 100/100 menaing 100% of purchase up and 100% of rehab, maybe 70-75% of ARV, the 100/100 programs often higher cost, likely 3-4 points +. 

Have never taken a course and have dealt with over 500 Section 8 leases.There really isn't much to learn about the S8 program itself.The higher rents & corresponding returns implied are also mostly crap as rental rates are set by government.

We use one of the many cloud-based rental collections programs that are out there.  

- Many lenders have foreign national programs, we do a lot of foreign national loans especially in the Miami market.
