I have heard airdna.co is the gold standard for this...but it often doesn't match what I'm seeing when I comp shop properties in the area on airbnb.

Mark,Great question, and Yes, it is very wise to discuss the hypothetical's and scenarios up front prior to shopping and into a contract.

Household furniture must be positioned and/or elevated to allow adequate air flow underneath and between furnishings and adjacent walls.

So you may need to shop multiple companies.

Definitely shop around.

Make sure to stop in the local coffee shop and hang out a while. 

They will shop the market for you and should recommend the most competitive company.

A couple of the adjacent cities are planning on building 2500 new homes in the area...not sure of the impact as there is a water shortage due to salt water intrusion.
