Tenant will immediately act to identify and remove/clean up the source of any such odors and to ventilate the rental unit or otherwise remove the foul odor upon discovery of it.General --Walls: should be clean, free of dirt, grease, holes, cobwebs, and fingerprints.Floors: should be clean, clear, dry and free of hazards.Windows: should be clean and not nailed shut.

If you got a good one, I'd promise it at lease (year) renewal, and put it in writing so he feels comfortable about it.I feel if you have a good property and a good tenant, you should have a quality paint job.Hint - Use Behr 'Marquee' from Home Depot....really heavy pigment count, one coat cover (usually) and easy cleanup.

or - you leveraged yourself to the moon and depleted your savings to $0 to buy a duplex in a more challenging neighborhood without a team in place to get that sweet "cash flow" and ended up negative every month and then both sets of tenants moved out and one destroyed their unit and you sold as a massive loss and gave up on RE. not success!
