Typically credited it as cash required to close as long as appraisal comes in clean. you would still need rehab funds or get financing on those:I would be concerned about refinance as the ltv when renovation is complete is very high and DSCR typically on refinance may not go as high as you need

@Jorge Vazquez I often get inundated with these types of calls after credit pulls, particularly when opening credit accounts at supply houses for building materials, but less frequently when credit pulls are completed for bank loans.

Good credit, lots of equity, lots of cash - normal commercial financing should not be an issue for 4-10 unit property.
