We just changed over to asking them to deposit the rent directly into our bank account, and immediately text us a photo of the deposit slip

Sometimes you'll need to post notice to access a unit for repairs, and a tenant can frustrate those efforts if they're not very cooperative, and you can't ask a handyman to do that if they have to go fix a leaking sink.Landlords that manage from a distance really rely upon having someone they trust to handle basic repairs and having well-qualified, reliable tenants, If either of those slip you can get in some hot water.

Fair housing employs people to attempt to trap landlords or get them to slip up and say the wrong thing and then hit them with a lawsuit so landlords need to be careful to protect themselves even in casual conversations with people they don't know.

Picture a over-weight guy, riding his chopper, no not a motorcycle a CHOPPER, with forks that are too long, handle bars that are too long, it's too loud, rough riding, will probably slip a disk eventually but damn it looks cool, and this over-weight guy get's to do that, WITHOUT a helmet, no safety anything, as he's burning up a "cowboy killer" which yeah, he knows it will give him cancer but the liter of whisky a day dosn't help either, nor the 3 bacon and mayo sandwhiches for lunch either.
