The Texas freeze doesn’t do us any favours wrt sheet good supply as resin factories all shut down and many received damages.

My parents live down in Oregon, and I hear that market is continuing to rise in both markets.I've also heard that Reno, NV is expected to boom in the following years due to the Tesla Motors manufacturing plant and their large volume of factory workers / technicians they will employ.

The current owner has revonvated all 4 units HVAC's, a 3 year old roof, and remodeled some 3 of the 4 units.The location is 2 miles from a main interstate, blocks away from the local mall, restaurants, and several large factory employers.The property appears to be well taken care of.  

I believe another huge factor is foreign investors!

If they fail you replace them for free.The people making money off this gig and those who don't want to believe they've been swindled roundly are always going to protest that these windows have to be CUSTOM-MADE at the factory. 

Now the bad everyone of the homes i went in needed extensive repaires and the mere thought of moving out an older generation didn’t sit well, plus the opioid problem but most of the tenants are in manufacturing factories.

At least the Jeep factory is safe for quite a few more years, as they are soon coming out with the new design. 

Typically the deciding factor is whether or not there will be structural work (moving load bearing walls, etc.). 

Good mix of new hipster--Kambucha factories for god sake!

Another factor is the level of finish - each year we better the standard of finish based on the market demands (i.e. formica to granite, white to black appliances, VCT to ceramic, etc.).
