Basically, the IRA is only prohibited from investing in collectibles (artwork, antiques, stamps, etc.) and life insurance.The key is that all such investments are done at arm's length and there be no nexus between the IRA and you or other disqualified parties to the IRA.

Until I receive better return contact, I will continue to look for deals the old fashioned way and will continue to report robo-dialers as SPAM to my provider and have their numbers blocked.

I would be careful not being honest with these companies as it can be huge penalties etc. if you are not using the information in a fashion they say you are going to be using it for. 

If you get a property that has all new mechanicals, fully updated units, get it all done in a timely fashion, and still leave 25% in the deal you are WAY ahead of the game, due to the fact that you have front loaded risk and updated your mechanicals. 

I'll probably do tenant screening unless she actually wants to be hands on in that fashion. 

As well as getting some colorful artwork on the walls for a splash of color will help listing stand out and feel more inviting.All the best!
