US Safety and quality will continue to attract huge amounts of capital keeping a governor on rates.When inflation returns landlords will raise rents even more.And a game as old empire will continue...I like it .. nicely put Ivan.. and I sure hope it or most of it comes to pass..

In my sector of low C-class urban SFR, I would be willing to bet we're going to experience long-overdue culling of the herd of uncommitted passive-investment-dreaming landlords who are completely unprepared to run their heavily leveraged empires relying on multiple third-party associates in a time of national crisis.

People have these fantasies that they're going to build cheap rental empires in the Rust Belt while cruising around the world, maybe getting on their phones once a day with their GCs at their multiple rehab sites.So a lot of this came out right after David Greene came out with his book on the process, and I felt certain Greene was somehow whipping credible idiots up with his methodology.

If I am going to keep building my empire, it will be a good investment.

And a 3-day crash course isn't the answer to success.I've seen many successful real estate investors build their empire without spending a dime on these guru workshops.
