The silver wave may be more of small tsumami.)If large multifamily complexes show signs of carrying the virus , then people may not be motivated to seek these accomodations , causing more deflation in rents.

We've entertained the idea of getting into real estate investing, I proposed the following plan with my limited knowledge:     Step1: Move to a bigger house to accomodate our bigger family (2 kids) price range 400k-550k, use a VA loan for this second home to minimize downpayment, I have 10% disability so no funding fee.

I got a hold of one turo owner who was very accomodating walked me through it.. brought the car to the airport ( faster pick up than Uber) then when my flight changed the next day to early morning.

@David Edwards   I am aware of the RSL rules in seattle regarding ADUs - in fact my other investment property - a triplex in seattle - is in an RSL upzoned area and on a large enough lot (8700sf) to accomodate 4 RSL structures so your hypothetical example is pretty much exactly my situation.

@John Teachout - Except for a very brief period during the beginning of the housing foreclosure debacle, it would be hard to find people with evictions who were simply innoncent victims - AFTER the foresclosure there would be a fair bit of time to move out, and most of the banks were pretty accomodating to renters would would leave (they didn't necessarily get to finish their lease, however).

Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!
