Insurance is really priced for catastrophic events and costs, not for things <$10,000, unlike Health Insurance - which people use for small stuff like prescriptions and doctor visits.

@Reggie Powell, That's kind of the poison pill of 1031 investing. 

Essentially, I am responsible for implementing process that allow us to ship and delivering 40K prescriptions a day to our customers.

@Wei Xia, There is a poison pill aspect to the 1031 exchange regardless of what market you find yourself in. 

But SD to PHX has been a little bit of a tougher pill to swallow HahaI love and miss Hawaii, and have looked pretty extensively into going down a similar route.

@Jason Mak I don’t have anything to add to this post but in Northern Virginia the rental assistance program is also pretty good I was able to make the application but the time line of receiving the funds is not clear so it might take two weeks or it might take three months so that’s just a tough pill to swallow
