Got tired of all the cat hair so I mentioned to the renter that the cats have to go so I can start cleaning to start showing the house, so he sends them off, the next day my cousin says that he's seen 2 fleas, so I start realizing that I have a flea problem, tell the renter that I'm calling Orkin to get rid of the fleas, Orkin comes out and sprays, 2 weeks later and scores of vacuuming I still have the devils, I'm not sure if the Orkin stuff is killing them because the only time I see them dead is when I kill them, I'm getting bit every day, everyday I'm worried that I will transport a flea or the eggs to my house or another of my properties, so I stopped going to my properties, I stopped going to friends, refuse to share rides or give rides, have bombed my car 2 times already as a precaution, I'm probably full of pesticide by now!

I convinced him to sell and got him under contract for $35k .. the house is a 2500sqft 4/2/2 on 1.3 acres and arv is around $180-210k .. looks like it will need about $45-55k worth of rehab .. its got a weird layout and the bathrooms are real small but, it has the sqft and no load bearing walls .. it can also have the porch between the garage and house enclosed to add about another 250 sqft ..I'm hoping to close on it before may .. so these are just some examples .. another great investment and high returns if you do them correctly are Mobile home parks .. you can set them up to have year round and seasonal rentals .. which the seasonal rentals pay a lot more rent during those months .. the villages is expanding into Inverness as well.. they bought a huge amount of land that way .. almost 7 miles worth ..

Lubbock is also highly diversified being the hub for the area from Amarillo to Midland, Hobbs to Sweetwater for agriculture production and research (cotton, peanuts, sorghum, wheat, watermelons, and wine grape vineyards -70-80% of TX wine grape production comes from this area-), medical care and research (two top-tier facilities in Covenant and the university hospital), manufacturing, transport (major airport), and of course Texas Tech is a huge economic driver employing many thousands and bringing tons of students in with their parents money (30k+ enrollment I believe, it's enormous).

OK, I think all wages in Texas are exempt from garnishment, but you may consider a non-wage garnishment (bank levy) and possibly go after any bank accounts or personal valuables such as cars, but I would imagine that the court would limit your ability to take someone's vehicle especially if they use this as their primary source of transportation.
