I just listened to a podcast about the PM's handling everything and keeping the property owner "invisible" seems to make a lot more sense. 

The areas in particular to pay attention to are kitchens and bathrooms.Avoid the renovations that are invisible to the tenant or that make the unit "too" nice (no need for granite countertops if none of the nearby competitors have the same).A great way to determine market baseline is to go visit comparable properties renting at market rate to see what the generally accepted standard is in your area.

Wrapping that up into the one convenient package of full-service actually allowed me to move forward, and I've also been a lot more diligent because I haven't been fighting invisible walls.I want to get there, but I'm not there yet. 

At some point you don't need more than what you already have, and paying off debt is a great way to remove those invisible chains and give you more control.Getting to the million without debt can take a lot of time.
