Until appraisers organize in a fashion similar to the NAR, all these problems with the appraisal profession will continue.

However, he communicates well with me in a timely fashion to notify me that he will be paying rent late and has always paid the late fees.  

I'd assume the same would be true, if they had an action filed against them - that they settled in some fashion.
