It gives some general terms but if you have a coverage ratio or 1.3+ you are golden.

They are killing the Goose that lays their golden eggs so I’m looking at investing in more rural and suburban areas, where my renters can feel safer and more in control of their own lives.

If this is making you reconsider real estate investing, then it probably wasn't for you to begin with.One thing I know for sure: without a major reset in our country (and possibly around the globe), government will continue to increase regulation that favors the tenant and disfavors the Landlord.

Those triple nets are golden I imagine.

I just came to the conclusion awhile back that instantaneously drowning in money every month from my current income, while enjoying 2-3x the standard of living sounded a lot more appealing than being a 7 minute drive to Golden Gardens!

Not sure if you can do it given you are military and could be deployed halfway around the globe at a moment's notice and could stay out of the country for a couple of years at a time.
