If it's true,I have  a condo that I want to sell it has a renter in and I think an investor in my are would like to maybe add it to his portfolio I was wondering what is the proper and right way to do it with out braking any bigger pockets rules . 

So, were in an alternating patter of slamming on the brake, slamming on the gas, break, gas, break, gas....... 

Today's rates are what have completely thrown the brakes on the housing market.  

I've been actively investing in the Houston market for the last few years (BRRRR) but have put the brakes on as prices have just gone nuts.  

I have a couple of projects going on there now, but might be pumping the brakes on buying anything there for the near future.

Only a handful of new projects are in and is typically from General Contractors that are doing their very first MFH development.In summary I see big players pumping the brakes hard, and new players starting to drive.For the big MFH investors / master builders, in your game of chess and your current strategy for your organization what are the factors of currently doing this at this moment.Is this current strategy due to the new 40yr loan products that may be affecting, waiting to see the unknown unfold in the market?

When someone's mother (or father) falls when at your facility relatives are going to ask you what you did not do to prevent their mother from braking her back.

Complications to this project are: braking concrete slub to put water pump; braking wall to install window.Drawings and permits are done. 

Now, expenses:Towels and beddings are one of my main costs - keep 3 sets per bed/person and replace every 1-2 monthsFurniture - I've been lucky, haven't had to replace any big piece of furniture (I've had guests brake entrance doors and and other wild things, but those are 1 in 100)Camera - putting a camera in front of the house was a game changer for me!
