The contractors I've used in the past have been a mixed bag (I have a great hardwood floor guy & painter, others not so much).

This is a question for a lawyer not an internet forum, also you might want to make sure that the buyer is actually interested in the specific property you have before you sign the contract because if they aren't you could be stuck holding the bag.

If he’s willing to defraud the government who’s to say he doesn’t take the money and run after you refinance, assuming you can successfully, leaving you holding the bag and seriously underwater?
