Columbus still has inventory in the $120K–$180K range where you can find deals that cash flow from day one and appraise well after a value-add, especially if you’re buying right and managing your rehab budget.The macro trends here are super strong too—tons of population growth, job creation, and massive developments like the $26B Intel chip plant, plus major companies like Amazon, Google, Microsoft, Honda, Facebook, and others growing their footprint.

This is more than a small loan — it’s an equity-creation event.

Long term wealth creation from real estate is starting from a healthy leveraged position in debt and positive cash flow from day one. 

Th problem is transferring to an LLC means that you have costs like transfer taxes, deed creation etc.

The value creation came entirely from the entitlement and construction process.

If said guru also has a relationship with an LLC creation company that over-charges by thousands of dollars, then it’s obvious why they tell you that you need one!   

The macro picture here is super solid: big population growth, tons of job creation (thanks to Intel, Amazon, Google, Microsoft, Honda, etc.), and really good infrastructure and school systems in a lot of the suburbs.

Appreciation is what drives equity growth, enables 1031 exchanges, and fuels long-term wealth creation.
