I own beachfront west of these areas in Florida. 

I have heard from quite a few investors in Vintage Horizon West, Winter Garden, Florida.

I have just started doing deals on the east coast ( 3 years ago) were titles are MUCH older than out here in the west coast especially recent lot block subdivision type properties.Very common occurance for us these days I have 2 going now ( quiet titles) for the same reasons some relatives were not notified they need to sign off.. of course they can't be found and are probably dead.Seller inherited property.. old owner never bothered to get divorced or probate estate etc.Not sure the value of the asset in question so the value proposition is very real.

This is in a ditch that crosses in the middle of the propertyfrom West to East.

That's the unknown about the new build spec homes in the West Valley- You never know how a neighborhood is going to turn out until it's more established. 

I have found most of my properties on the MLS but in the area I am investing (west tn , north of Memphis ) I have hit a crossroads with available deals.

Having been born and raised out West in Nevada, I fell in love with Alabama and Southern BBQ. 

I love traveling all over the west, but the hosts out there are very guilty of this and since it's a limited supply it doesn't matter, they make plenty during the summer vacation months.
