Great job.To be honest when I see these deals I consider my chances of that kind of return in my AO much like hitting the lottery.

@Jeff S.I like AO Smith the best, though have used Rudd.

I carry a Benchmade a/o knife that I honestly use as a tool but could be a "worst case" scenario life saver.

All of the details you agree to need to be in the AO, and once you agree to them that is how they will pace out and pay out in each deal.

The unit that is working great is something like AO Smith (going from memory so the AO may not be exactly right). 

I am really wanted to expand my real estate business this year, and to do ao I will need a little help from all of you. 

I'm not interested in the easy to get, thus everyone can get lists like out of state AO lists.

@Kino ElliottMake sure your AOS has contingencies on building, termite, radon, and there are some others.  

For example, once you find a buyer it takes as much as 60 days from the point the AOS is signed to get to the closing table with an approved buyer then as much as a day to get the wire in your account.
