.- Hard money loans are asset-based: approval is driven by equity, LTV, and ARV rather than personal credit or income.- Many lenders care more about the exit strategy (refinance or resale) than immigration status.- The borrower typically needs a valid way to hold title (personal name, LLC, or entity) and sign loan docs.- Some lenders may still ask for an SSN/ITIN or legal residency proof, but plenty work with foreign nationals or nontraditional cases.In short, the deal itself is almost always the deciding factor with hard money.
