We can't afford to not be pricing right with the significant double-digit increases in insurance and property taxes, especially in Houston.Decentralized Service -- I realize this is done to be more efficient/cost effective but it's more than quadrupled the time it requires me to "manage" them/PM. 

It provides pretty impressive returns.

Can I cite my impression and complaints by the other tentant to establish whose dog is at fault, or can they just deny that their dog did it and I am then stuck with a he-said/she-said situation? 

For example, if you purchased in pigeon forge a dozen years ago, you would have experienced a decade of double digit annual appreciation prior to the last couple/few years being flattish.
