I’m curious from both sides:What do you wish a property manager explained clearly during onboarding?

To find a good title company ask some seasoned and successful investors...not the sloppy investors who are cool with the sloppy title companies.

My flipping business has managed 5-10 projects at a time, and we track everything post-purchase in QuickBooks Online. - Classes allow for separate P&Ls for each property. - Products & Services enable us to track each phase of the rehab. - Projects give us visibility into our total spend- My CPA can easily access the tax preparation reports.In my opinion, mastering bookkeeping and project management is key to getting past one deal at a time. 

What are the biggest challenges or difficulties you face regarding Airbnb management?

I talk to a lot of out-of-state owners managing rentals in Georgia, and the challenges are almost always the same: delays, documentation, tenant communication, and maintenance.        

I handle all of the acquisitions and intake of new and prospective property management clients.

Great question, and honestly the lack of documentation is where most self-managing landlords get burned.
