@Justin Wijesinghe,I'm a licensed agent in NJ and have sold here for years, so I’ll be blunt - it’s really tough to make single-family rentals cash flow in most parts of the state.The reality: high purchase prices + high property taxes + strict tenant protections + costly insurance = very thin or negative cash flow for SFRs.

I am all for finding a motivated seller and getting a good purchase.The reality is most sellers have below market financing and little incentive to accept a noticeably below market offer.Unfortunately, in most markets paying market price with market financing bleeds cash as a traditional LTR. 2 recent studies show that it is cheaper to rent than own in virtually every large city in the UD.

To answer your question on what I wish I knew earlier: Never trust the "Estimated Repair Cost" on a wholesaler's flyer.A lot of new investors get burned because they assume the renovation budget is $30k, when in reality (especially in older East Atlanta homes), it’s closer to $60k.
