Here is a (600+ sq ft, 1 br 1 bath) solid class B drawing market rate rents (due to location).This is pic from the doorway of the small galley kitchen with a dishwasher, no window coil range, micro and garbage disposal (with backflow prevention between units).Not much counter space.Cabinets are painted over original varnished wood with cheap pulls.No corners and a dishwasher squeezed in, renter provides own fridge (max size = medium to fit the space next to range) and Washer Dryer center about 30 foot from front door.Not the most perfect setup, but the it competes well in the area, and that's all it needs to do.A SFH set up so cramped like this would probably be a loser.

An HVAC contractor can install one condenser and then have separate evaporator coils in each room with a thermostat in each room.

It taught me a few troubleshooting tips (I already knew how to clean coils and make sure drain lines were clean).Because of this I saved myself several service calls that would have involved a high priced tech replacing; thermostats, exhaust fans and relays.

You can see the homemade copper refrigerant condenser coil inside what's left of the PVC pipe which used to have water flowing through it to provide cooling.

You have to clean out all of the Air vents (professionally) and maybe even your coil if it's dirty.Scrape any popcorn off the ceilings, and Kilz all the walls and ceilings.All the flooring has to go!
