I still have not purchased but I was able to overcome my biggest obstacle..

How did you overcome the lender wanting a net worth equal to the loan amount?

Lots of difficulties to overcome, but I know things have been turning around.  

Perhaps your otherwise organized approach would suffice to overcome the issue.

@Kaylee Walterbach I only have one 4-plex, but the key to overcome my fear was the time I put into educating myself and then the massive action that I took.

Reputation as you have seen is everything - When we purchased our place we knew it had a great reputation so we took over and ran with it - little did we know there were lots of operational challenges that needed to be overcome which has taken us nearly 2 yrs and counting to correct but we are doing good now.
