@Don Miller, it's been incredible to see the state and federal pull together and roll up their sleeves and do the work.  

It's simply the fact that if/when things get tough/go wrong, etc. you can't drop what you're doing, roll up your sleeves, and work to resolve it.At least not to the extent you can if you're playing in your local market. 

  ( it aint as easy as it looks) I have seen Mr Wises videos and pictures , I would like to see how many landlords would roll up their sleeves and clean up those houses , go knock on the door and hand a 3 day pay or quit , or even walk thru the neighbor hood in the dark ( maybe even the day ) .

Roll you sleeves up and get involved.

If they are not real thus partical board (or plywood-either way it's the same point) with a wood sleeve/cover he is right.

So that's just one tidbit up my sleeve.  

Brandon Turner I am sure you are already the MASTER OF THE DEAL. . . and this is a good discussion, and here is my 0.02 from a noob RE investor& dealmaster:We all negotiate to get through our daily interactions, be it bosses, spouses, friends. . . . . . and even though I wear my heart on my sleeve.

I ran 3" PVC sleeves and then ran a continuous 1" poly through the sleeve to each unit and hooked in at main water valves.

One down tree and I’m out 2 months of rent if it’s a tenant can’t can’t roll up their sleeves and chops some firewood for themselves.  

With great strength comes great responsibility...Can't wait to roll up my sleeves on this badboy.
