It's simply the fact that if/when things get tough/go wrong, etc. you can't drop what you're doing, roll up your sleeves, and work to resolve it.At least not to the extent you can if you're playing in your local market.

( it aint as easy as it looks) I have seen Mr Wises videos and pictures , I would like to see how many landlords would roll up their sleeves and clean up those houses , go knock on the door and hand a 3 day pay or quit , or even walk thru the neighbor hood in the dark ( maybe even the day ) .

I ran 3" PVC sleeves and then ran a continuous 1" poly through the sleeve to each unit and hooked in at main water valves.
